As we enter into the last part of February, the weather in the United States is Sunny and 30 degrees.  If that isn’t the weather you are having, then you have had the first epiphany for real estate.  Just as the weather is NOT a National event, neither is your Real Estate market.  I am presently sitting in Thorndale, PA, a suburb of Philadelphia.  We are experiencing the weather conditions I just described.  We are also experiencing a Real Estate market that is completely different from anywhere else in the United States.  Listening to a National News Broadcast for information about your Real Estate market is the same as listening to find out the weather. 

The Real Estate market in Chester County, Pa is healthy and well.  Yes, prices have dipped around 10% if you are a seller,  but from a buyer’s persepctive there has never been a better time to buy.  Interest rateds are as low as they have been in 50 years.  There is an abundance of homes on the market.  Real Estate is the best hedge on inflation.  Since records have been kept on Real Estate, the value of Real Estate over any 7 year period has NEVER declined.  No other type of asset can say the same.

When should I buy Real Estate?  The answer is anytime, but especially NOW.  Don’t try time time the bottom of the market, you can’t.  The bottom happens, when it starts back up.  It could happen in the next hour, next day or next month.  It just doesn’t matter. 

It’s not when you buy, but when you sell that matters.
